Firstly, Good news for home buyers: Prices decrease on branded projects! In Istanbul branded housing projects, prices have decreased in many regions in the last six months.

Kartal-Maltepe, Istinye-Tarabya, Kadikoy-Goztepe, Seyrantepe-Maslak, Atakoy-Zeytinburnu on the coastal axis of the projects drew attention to the decline in prices.

Secondly, in this period, the average price increase declined to 1.5 percent in the European side. And also, 0.1 percent in the Anatolian side.

Istinye-Tarabya was the most decreasing region on a yearly basis with a decline of 4.8%. the most decreasing region in the six-month period was Fikirtepe with 3.8 percent.

The region with the highest increase was the Mahmutbey-GOP TEM axis with 5.4 percent in the 6-month period. And Sancaktepe-Sultanbeyli-Samandıra region with an annual increase of 9.8 percent.

Kartal-Maltepe with a decrease of 2.7 percent, Istinye-Tarabya with a decrease of 2.5 percent. Kadikoy-Bagdat Street-Goztepe-Kozyatagi with a decrease of 2.1 percent, Beykoz with a decline of 1.9 percent, Seyrantepe-Maslak with a decrease of 1.4 percent, a 0.5 percent drop from the coastline of Atakoy-Zeytinburnu and also, 0.2 percent Tuzla-Pendik-Kurtköy line followed by a drop.

“One of the most critical elements taken into account in investments, the length of the return period. The increase in the regions with shorter return times is higher than the average of Istanbul, while in the regions with longer turnaround times, the prices are below the average and tend to decline,” the report said.

Finally, according to the report, the average return on housing investments in Istanbul is 25.8 years. This period is 35.3 years in Kadıköy-Bağdat Caddesi-Göztepe-Kozyatağı region and also, 35.1 years on Mecidiyeköy-Büyükdere axis.

According to the report; It is seen that the price increases of the surplus areas have limited the price increases even in the developing regions. Price increases in the high-value housing areas remained limited or decreased.
